What is a covenant?
An agreement to do, or not to do something on the land of the property.
Restrictive Covenants vs Positive Covenants
If an obligation restricts the use and enjoyment of the land this is known as a restrictive covenant. For example, not to conduct any alterations to the property without prior consent or not to erect satellite dishes at the property.
Contrary, where an obligation requires expenditure or some kind of action, this is recognised as a positive covenant. For example maintaining the fences or hedges at the property.
